What your bank statements should explain before a bond application

Financial records and pen prepared for a mortgage review

A reviewer reads statements to connect declared figures with actual movement. Regular salary deposits, debit orders, transfers between your own accounts and recurring support payments all need context. A single expensive weekend matters less than a pattern that contradicts the household budget.

Mark transfers, do not count them twice

Money moved from savings into a transactional account is not new income. Label internal transfers clearly, especially when several accounts are used for expenses. If another person regularly contributes to the household, explain the basis and whether that contribution will continue after purchase.

Keep ordinary spending visible

Artificially suppressing groceries or transport for one month does not establish a sustainable position. A realistic record helps you estimate the margin left after a bond instalment, rates, levies and insurance. The aim is not to make the statement look perfect; it is to make the monthly story understandable.

Explain unusual entries briefly

A once-off bonus, family loan repayment or large medical bill may be entirely reasonable. Prepare a short note and supporting record if the item materially affects the affordability calculation. Never alter a statement or omit a relevant account.
