A joint application is not simply two salary figures added together. Both applicants’ credit commitments and recurring obligations affect the household position. The useful starting point is a shared schedule that shows which expenses are genuinely joint and which remain personal.
Separate responsibility from payment mechanics
A debit order leaving one partner’s account may still fund a joint expense. Conversely, transferring a fixed amount into a shared account does not remove personal credit obligations. Record the nature of each commitment, its balance where relevant and who is legally responsible.
Discuss the uneven months
Commission, overtime and freelance income need a sensible history rather than an optimistic best month. Also consider parental leave, school fees, maintenance duties or planned employment changes. A strong affordability conversation makes these realities visible before the household commits to a property price.
If one applicant has a credit concern, obtain appropriate credit or legal guidance. An independent affordability review can organise the household picture, but it cannot repair a credit record or assure approval.
