The repayment estimate is only one line in a homeowner’s month. Municipal rates and service charges vary by property and use. A sectional-title home may add levies and special levies. Buildings insurance, security, garden care and repairs belong in the same decision even when a lender’s affordability calculation treats them differently.

Ask for property-specific figures

Request the latest rates account and levy statement where possible. Read body corporate minutes for planned work rather than assuming the current levy tells the whole story. For freehold property, inspect the condition of roofs, drainage and boundary structures so that the first year’s maintenance allowance has some grounding.

Leave room for movement

A repayment can rise when interest rates change. Transport or childcare may also change with a move. Testing a less favourable month helps distinguish the maximum indicated amount from a purchase level that leaves room for repairs, saving and ordinary family life.
