Who this audit is for

This review suits salaried applicants, couples combining income, and self-employed buyers whose monthly position needs more explanation than an online calculator allows. It is most useful before a property offer or bond submission, while there is still time to correct missing records and reconsider the purchase range.

The result is an informed affordability opinion, not credit advice, a property valuation or a guarantee that a registered credit provider will approve finance.

What we examine

We reconcile up to three months of payslips or suitable income evidence with bank statement patterns, disclosed instalments, credit-card exposure, maintenance obligations, dependants and ordinary household spending. We also consider the proposed deposit, transfer and bond costs, rates, levies, insurance and a reasonable allowance for ownership upkeep.

Included are a completeness check, affordability schedule, pressure-tested monthly scenarios, a reviewer call of up to 45 minutes and a concise written findings letter. Credit bureau reports, legal opinions, tax returns preparation and submissions to lenders are excluded.

How the work proceeds

  1. Scope confirmation. We confirm the applicants, employment pattern, target purchase range and intended timing.
  2. Secure document handover. After engagement, we provide instructions for the required records. Never send financial documents through the public enquiry form.
  3. Reconciliation and queries. Your reviewer traces regular income and commitments, then asks about entries that could materially change the picture.
  4. Stress review. We test the household margin against a higher repayment assumption and realistic property running costs.
  5. Findings conversation. We explain the range, cautions and possible next steps before sending the written summary.

Preparation and constraints

Please have recent income evidence, three months of relevant statements, a list of monthly debt repayments, household expense estimates and the expected deposit. Self-employed or irregular income may require a longer record and a separately quoted scope.

The analysis depends on complete, accurate information and current assumptions. Interest rates, lender criteria and credit records can change. We do not advise hiding commitments, restructuring debt solely to influence an application, or making an offer that depends on an unconfirmed approval.
